This Mill Hill property embodies that feeling completely. What began as a spec house has been transformed into a warm, modern organic beach retreat layered with texture, personality, and a distinctly Martha’s Vineyard ease.

Purchased in the spring of 2024, the home was fully furnished in just three weeks from start to finish—an ambitious timeline that set the tone for what would become a truly turn-key experience. From the outset, the goal was clear: create a relaxed, elevated environment that feels thoughtful and personal, without sacrificing speed or simplicity.

Throughout the home, the aesthetic leans into a modern organic neutral beach house—soft whites, putty tones, and layered neutrals punctuated by subtle touches of blue. Natural materials do much of the talking here. Jute rugs ground each space, woven light fixtures add warmth overhead, and organic silhouettes soften modern lines, making the home feel approachable rather than precious.
Soft linen Roman shades frame the windows just right, filtering in natural light and reinforcing the sense of ease that carries from room to room. Nothing feels overworked. Everything feels intentional.

In the fall of 2024, Vineyard Decorators returned to the home with a cosmetic update plan designed to elevate the existing bones without unnecessary construction. Cabinets and tile remained, but the transformation was dramatic. Decorative lighting, mirrors, and hardware were replaced, cabinets and walls repainted, and wallpaper introduced in key moments to add depth and personality—all executed by D Best Construction.

The kitchen stands out as one of the most impactful updates. Oversized woven pendants bring sculptural interest above the island, brass hardware adds warmth, and a perfectly balanced putty paint color ties everything together. These are the kinds of changes that quietly redefine a space—proof that even a spec kitchen can feel bespoke with the right design lens.

This project perfectly illustrates what Vineyard Decorators do best. With a 20,000-square-foot showroom and over 20,000 square feet of warehousing, the team fully furnished the home almost entirely from in-stock pieces—allowing for immediate delivery and a seamless timeline. A design consultant worked closely with the client, visiting the home, creating an in-depth furniture plan, and presenting a complete vision tailored to the client’s taste and lifestyle.

With an in-house delivery team and hands-on design oversight, the process was frictionless. The clients were free to focus on what really mattered: enjoying their summer on the Vineyard, stress-free.

Equally meaningful is the local connection behind the project. Referred by Dawn Bellante Holland of Sandpiper—whose deep real estate experience on the island ensures her clients are always well cared for—the homeowners were able to invest not just in a house, but in the community itself. Working with a local, family-owned business means supporting the fabric of the island, where small businesses are at the heart of its charm.

Outside, custom pergola lighting transformed the exterior into an extension of the home’s living space. It’s a small detail, but one that makes the backyard feel intentional and uniquely tailored—an unexpected luxury in a spec build.


Downstairs, the design takes on a more playful tone. The basement was fully reimagined with a dry bar, shuffleboard table, arcade corner, and a cozy lounge anchored by a sectional and comfortable chairs. An enclosed bunk room with a barn door adds both function and charm, making the space equally inviting for kids and adults alike.


Art plays a starring role here. A striking painting by Kenneth Vincent of The Granary Gallery—car tracks stretching out toward Norton Point—grounds the finished basement and ties the home back to its island roots. In the upstairs media room, a beautiful painting of girls in bathing suits and caps by Debbie Miller of Eisenhower Gallery brings movement and nostalgia above the sectional. Elsewhere, vintage bathing suits, an Amity Island poster, and a thoughtfully curated gallery wall featuring vintage flippers, a custom “Norton” flag, and a classic Bronco image nod to the owners’ love of beach cars and island culture.


Completed in spring 2025 and photographed that fall, the Mill Hill home is a reminder of what’s possible when thoughtful design meets logistical expertise. It’s proof that a spec house doesn’t have to feel generic—and that with the right cosmetic refresh, it can become the custom home of your dreams.
Layered, relaxed, and quietly confident, this home isn’t just designed to be admired. It’s designed to be lived in, enjoyed, and returned to—season after season.
